DEPARTURE TIME
Check-out is at 11:00am. If the renter or their guests want to vacate the leased premises later than the time indicated in this contract, they must request permission from the owner through the rental agency or third party that made the reservation.
SMOKING
Smoking is just allowed in the OUTDOOR areas, if the cleaning team finds out that a tenant was smoking INSIDE the room the guest will have a penalty of $200.
RESPONSIBILITY OF DAMAGES
As a guest, you're responsible for your visitors' conduct and all damages caused by either, excluding wear and tear.
LEGAL COSTS
Be advised that, when the issues occur with the local police, they usually take both the victim and the culprit to the station, consequently incurring potentially large legal costs to you (lawyer, fines, etc.). It's better to avoid
them then to deal with the consequences.
ANIMALS AND PETS
Any unauthorized pet or animal cause for immediate termination of the contract and all money paid will be forfeited. The tenant must apply for permission to keep animals on the property.
MAXIMUM OCCUPANCY
The maximum numbers of persons on the property are per suite. The maximum number of occupants does not include local visitors passing through as long as it does not exceed the house capacity.
LOSS OF KEY
The replacement cost for each key card is $40. This cost will be deducted from the deposit. All keys will be delivered to the tenant whose name is registered to this Contract and this person is responsible for their care and return.
EMERGENCIES
Tenants understand that inevitable events and emergencies can occur as well as gas leaks, malfunctioning appliances, pool maintenance, air conditioning problems, etc., and if these events occur the owner is obliged to rectify emergency issues as soon as possible. The tenant must notify the rental agent and this in turn will quickly notify the owner to get it done.
DISCLAIMER
Tenants will use the house and its grounds, in its entirety, including the garden, pool areas, balconies, and common areas of the house at your own risk and agree to hold harmless the property owners or agents of any claim. Swimming pools can be dangerous, children should always be monitored, and adults when alcohol is consumed around a pool or Jacuzzi.
NOISE LEVELS
The property can be used for residential and vacation purposes. Renters and any person on the property must comply with all local laws and restrictions that apply on the premises. The noise level must be turned down at 11:50PM
PARTIES
When the villa is rented by a group of single men, please understand we do not want walk-in local guests, meaning all the guests must be escorted in and out of the property. The occupancy must never exceed the house capacity on the extreme, meaning an overflow of guests that exceeds and overloads the villa capacity. Guests should always avoid conflicts in and outside the villa, to respect our neighbors and the community.
FAMILIES
The villa can provide Cribs, high chairs and potty for families with small children. Contact us about the extra cost to have these items ready in the villa before arrival.
IMMEDIATE CANCELLATION
The rental agency has the right to terminate any lease without refund for guests who engage in activities that violate local laws (e.g., fighting, violent crime, destruction of property) or if third parties invited to the property cause destruction(guests, friends, tour guides, and other related).
NO RESPONSIBILITY OF THE OWNER
The owner will not be responsible for the infractions that THE TENANT may commit within the property given for rent, such as carrying and possessing illegal firearms, abuse of minors, sexual violations, domestic violence, consumption and drug trafficking and any other infraction sanctioned by the criminal laws of the Dominican Republic, so that in the event that this occurs, it will be the sole responsibility of THE TENANT.
